NDIS Core Supports

Home and Living Support under the NDIS is designed to help participants and their families achieve their goals around independent, safe, and sustainable housing. During your NDIS planning conversation, you can discuss where and how you want to live—whether you’ll rent, buy, or access social housing—and which supports are needed to make your home life work.

While you remain responsible for day-to-day living costs (rent, groceries, utilities, internet/phone bills, and general household items like furniture or appliances), the NDIS can fund specific home-and-living related supports in certain circumstances. These supports do not cover ongoing bills or basic household purchases, but they do help you access and maintain suitable housing and the attendant services to live as independently as possible.

Most participants continue to access housing in the private market—either renting or owning—or via social housing providers. If you need specialized assistance (for example, accessible modifications, supported living, or interim accommodation while you’re transitioning to longer-term housing), the NDIS can contribute to those costs according to your plan.

What Supports Are Included

Below are the main types of Home and Living supports that the NDIS may fund. At Assist Lifestyle, we help you navigate each option, understand eligibility, and connect with the right providers.

  • Individualised Living Options (ILO)

    An Individualised Living Option (ILO) gives you full choice and control over where you live and how your supports are delivered. Instead of fitting into a pre-set group home or shared setting, an ILO allows you to:

    • Select or design your own home environment, whether that’s renting a private apartment, purchasing a house with friends or family, or finding a specialist disability accommodation (SDA) that meets your needs.

    • Assemble a personalized support package—deciding who supports you, when they come, and exactly what tasks they help with (for instance, personal care, meal preparation, or social outings).

    • Manage your own budget (with assistance as needed), so you can hire support workers directly, negotiate pay rates, and handle any associated housing costs.

    ILO funding is flexible: you can use it to pay for rent or mortgage contributions in some cases, engage support workers for daily assistance, and cover tenancy-related expenses that align with your NDIS goals.

  • Supported Independent Living (SIL)

    Supported Independent Living (SIL) provides paid, everyday supports in a shared or private home to help you develop skills and maintain independence. Typically used in shared living arrangements, SIL funding can cover:

    • Personal care tasks (e.g., assistance with showering, dressing, or meal setup).

    • Skill building (e.g., cooking lessons, budgeting practice, or cleaning routines) so you gradually take on more responsibility.

    • Supervision or on-call support—ensuring help is available if you need it while you learn to live as autonomously as possible.

    SIL differs from standard Short Term Accommodation because it’s ongoing and focuses on capacity-building in your day-to-day tasks within your chosen residence.

  • Short Term Accommodation (STA) or Respite

    Short Term Accommodation (also known as Respite) provides temporary accommodation and supports for up to 14 days at a time, separate from your usual home. It is typically used when:

    • Your regular carers are unavailable (for example, on holiday or unexpectedly unable to provide care).

    • You want to try new experiences—such as staying in a different environment, attending a specialized program, or simply taking a break from routine.

    • You or your family need a short-term break to recharge, knowing that care and supervision are covered.

    STA can be delivered in a group setting (with other participants), or on a one-to-one basis, depending on your preferences and goals. It includes both the cost of accommodation and the staff support required to meet your daily needs during the stay.

  • Medium Term Accommodation (MTA)

    Medium Term Accommodation helps participants who are waiting for a long-term housing solution to ensure there’s no gap in support. MTA is typically funded when:

    • You have a confirmed plan for future permanent housing (e.g., an SDA placement, a new private rental, or a social housing tenancy).

    • You still require NDIS-funded supports while living somewhere else temporarily—often because your chosen home isn’t yet ready, or you’re transitioning from a hospital or another interim arrangement.

    MTA funding is usually provided for up to 90 days. It covers both the cost of a suitable place to live (often with necessary accessibility features) and the support services you need while you wait for your long-term home to become available.
